Closed sales of townhomes and condos in Martin County increased by 4.7% from 2015-2016. Median Sale price increased by 8.8% from $125,000 in July of 2015 to $135,950 in July of 2016. Average sales price continues to appreciate from $147,973 in July 2015 to $154,095 in July 2016. There is a 3.4% increase in active listings on the market. Months supply of inventory has increased by 11.8% from 3.4 in July 2015 to 3.8 in July of 2016. In Martin County we have a seller’s market which favors sellers over buyers. A seller’s market can make it challenging for buyers to find the right property that meets their needs. The supply of condos, townhomes, and single family homes is low, demand is high, and sellers are in control.
